Florida House Bill 1203 for HOAs

 

A new law passed in July 2024 will require Florida’s Homeowners Associations to provide online access to community information. Mandated by House Bill 1203, this new FL law has the goal of increased accessibility and transparency for resident's essential documents and information.

 

Quick Facts

  • Required for HOAs with 100 or more residents by January 1, 2025

  • Must provide an online Document Repository

  • Must be accessible, yet provide authenticated access, including desktop and mobile devices

Required Documents

  • The articles of incorporation of the association and
    each amendment

  • The recorded bylaws of the association and each
    amendment

  • The declaration of covenants and a copy of each
    amendment

  • The current rules of the association

  • Executory contracts or documents

  • The annual budget 

  • The financial report and any
    monthly income or expense statement to be considered at a
    meeting

  • The association's current insurance policies

  • The certification of each board of director's qualifications

  • Any conflict of interest contracts

  • Meeting notices

  • Agendas for meetings
